Construction begins on two Heartis communities in the Houston area

Healthcare real estate firm Caddis Partners starts work on assisted living and memory care residences in Cypress and Clear Lake, set to open in early 2015.

Heartis Cypress is one of two assisted living and memory care communities Caddis Partners is developing in Houston.

Construction has begun on two 78- unit, approximately 63,000 square foot Heartis assisted living and memory care communities in the Houston markets of Cypress and Clear Lake.

Heartis Cypress and Heartis Clear Lake, which are expected to open in the first quarter of 2015, will include a choice of 54 assisted living units and 24 memory care units. The communities are being developed and will be owned by national healthcare real estate firm Caddis Partners LLC and managed by Eugene, Ore.-based Good Neighbor Care, which manages independent living, assisted living and memory care communities across the country.

“With these two developments and other senior communities in various stages of development, we are definitely starting the year on a strong note,” says Caddis Partners CEO Jason Signor. “We’re very proud that our team reached a record $100 million in new developments and acquisitions last year, and we hope to surpass that milestone this year.”

Heartis Cypress and Heartis Clear Lake will feature an innovative “Main Street” streetscape in the memory care neighborhood that includes a movie theater, ‘50s-style ice cream parlor, art studio, auto repair garage and planting nursery, all with unique, individual storefronts aligned down a central common “Main Street” complete with street lights and park benches.

“Heartis Cypress and Heartis Clear Lake will be the only senior communities in their respective markets to offer this innovative Main Street concept,” says Katie Csobaji, who joined Caddis Partners in January as its new Vice President of Senior Housing. “The Main Street concept ties into the overall therapeutic approach we use in Heartis communities. The various storefronts and activities provide residents with Alzheimer’s and dementia a comfortable, familiar environment that encourages fond memories of years past and provides greater opportunities for connections with their families and staff.”

“We really focus on the quality of life and the quality of care the residents of our communities will have,” said Sr. Vice President of Development Jud Jacobs. “Everything we do from the selection of the site, the design of the building, the interior finishes, and the features the community provides is designed to create an environment that yields better care and better experiences for our residents.”

Heartis Cypress and Heartis Clear Lake also will offer three interior courtyards (with one dedicated to memory care); daily specialized programming and activities; delicious chefprepared meals; housekeeping and laundry services; personal transportation; assistance with the activities of daily living; a host of amenities; and high-quality Class A finishes, all delivered in a warm, nurturing environment.

“We are confident that these two communities will prove to be important assets to the Houston area,” Mr. Signor says. “Heartis Clear Lake and Heartis Cypress will provide high-value services and amenities; exceptional care for their residents; an inviting, up-beat and active atmosphere; and unique experiences.”

Heartis Cypress will be located on the fast-growing side of Northwest Houston and near notable master-planned communities including Bridgeland and Towne Lake. Heartis Clear Lake will be located in the established community of Clear Lake and close to NASA and the Bay Area’s medical complex, with easy access from Interstate 45.

The architect for both Heartis communities is Austin, Texas-based KATUS and the general contractor is the Dallas office of MAPP Construction. Financing is being provided by the Dallas office of Amegy Bank.

Caddis Partners announced last year its expansion into the senior living segment and the launch of its new brand Heartis, which plays off the saying, “Home is where the heart is.” The Heartis logo also includes periods after the words “Seniors” and “Living” to convey that in the new communities, seniors will be living rich, full lives. Caddis also recently began developing senior communities in other Texas cities, including Heartis Cleburne, Heartis Eagle Mountain on the north side of Fort Worth near Eagle Mountain Lake and Heartis Amarillo. In addition, the company has six more communities in various stages of development and a goal of opening a total of 10 to 12 during the next 18 months.
